FAQ’S

  • Your Local Authority will respond with a formal decision on the proposals within a maximum of 8 weeks from submission.

  • No consultant can 100% guarantee your application will be approved and if they do, run. But we will work with you to tailor your proposal to be as compliant with the framework as possible and we will never submit and application that we do not believe has a very strong chance of approval. If your application is refused we will work with you to reach a solution, often only small design changes are required which can be done under the same fee.

  • Each package includes a feasibility consultation, measured survey, existing and proposed architectural drawings (floor plans, elevations, roof plans, and site plans), submission to your local authority, and all communication and representation with your Local Authority.

  • Every project is different so we will need to review on a case by case basis. Our small (but professional) team allow us to offer highly competitive pricing with savings of up to £4000+ compared to more traditional routes. Our fees are also fully transparent and fixed for the entire project so there will be no nasty surprises.

  • We cover the entire south of the UK as our ‘Home Base’ including London, Surrey, Kent, Essex and the home counties. But we do love a day out so please drop us a line and we may be able to get to you!

  • We aim to have the first draft of drawings with you within 7 days of visiting your property and you can then advise from there any further changes you would like up to a point you a 100% happy it is ready for submission.

  • Yes, absolutley. Good home design is something we are deeply passionate about and would love to help make your ideas a reality.

  • No, not unless you specifically want to. We handle the entire process for you, acting as your planning agent and handle all correspondence with your Local Authority - you will only hear from them once a (hopefully positive) decision has been reached.

  • Permitted Development allows certain home improvements provided they meet size and design limits which are guranteed by a Lawful Development Certifcate. Planning Permission is a formal process that involves a council decision. We’ll identify which applies to your property and prepare drawings accordingly.
